We are building this in the open. We are working on the process, rules, regulations and guidelines for co-buying and shared ownership in Ontario. What you read here is the plan as it stands, not a finished service. Nothing on this site is legal, tax, mortgage or real estate advice.
THE BLOG
Short notes on buying a home with other people: the options, the questions and the rules. General information only. These notes are not legal, tax, mortgage or real estate advice.
Three notes to start. More as the rules take shape.
Homeownership was designed for buying alone, or as a couple, and many people no longer fit that model. Rents and prices keep rising and the deposit keeps moving away. Buying with others can change the arithmetic, but only if you know who you are buying with, how ownership is split and what happens when someone leaves. That is the part we are working on first.
There is no single legal structure for owning together. Co-ownership: each person owns a percentage of the whole, usually with one shared mortgage. Condominium: separate units that cost more and take longer to set up. Co-operative: a co-op owns the property and members hold shares. Rent-to-own: a member rents and builds toward buying a share. Your lawyer and lender decide what fits your group.
Most co-buying problems are not about money. They are about expectations nobody discussed: guests, pets, renovations, selling. So we ask the hard questions early, record the answers and hand them to your lawyer to turn into agreements. We check each step against Ontario law and lender requirements with licensed professionals.
