We are building this in the open. We are working on the process, rules, regulations and guidelines for co-buying and shared ownership in Ontario. What you read here is the plan as it stands, not a finished service. Nothing on this site is legal, tax, mortgage or real estate advice.

Divide my Deed

Share your home on terms you choose.

Many homes have underused areas. Divide my Deed is for homeowners who want to unlock that value by sharing a defined portion of their home with a carefully matched co-owner, creating a stable arrangement that supports both privacy and long-term security. This pathway is still being defined, so what follows is our plan, not a finished service.

The 8 steps

1

Tell us about your home and what you hope for

Staying in your home, getting company, sharing the costs, or releasing some of the value you have built. Your goals set the shape of everything else.

Nothing binding.

2

See what the home allows

What the zoning and building rules permit, whether a private suite or a garden suite could work, and a rough cost.

With an architect or planner.

3

Choose a structure with your lawyer

For example, sharing ownership in agreed percentages, with private and shared areas written down. Each structure has trade-offs for taxes, financing and resale.

Your lawyer and accountant give the advice, not goodDEED.

4

Meet carefully matched partners

People whose needs and expectations fit yours. A first meeting, then a longer conversation. You decide who, if anyone, you want to go further with.

Free to step back.

5

Agree the rules and the exit

Money, space, upkeep, decisions, guests, pets and what happens if someone wants to leave. Written down first.

The most important step.

6

Value the home and the share

An independent valuation, and a conversation with a lender about what is possible.

A licensed appraiser and lender.

7

Sign and close

Agreements signed with your lawyer, financing in place, insurance arranged. Only now is anything binding.

The first binding step.

8

Adjust, renovate and live together

Make any changes to the home, then settle into the new arrangement with a way to review it as life changes.

Reviewed regularly.

Before you decide

Sharing ownership of a home has legal, tax and financing consequences, and it can limit what you can do later. Talk to your own lawyer, accountant and lender first. goodDEED coordinates the process. Licensed professionals give the advice.
